But like any mechanical system, it won't last forever. The question most homeowners face isn't whether their boiler will eventually need replacing, but when. 1. Your Boiler Is Over 10–12 Years Old

Age is the single biggest factor. Modern condensing boilers are rated at 90%+ efficiency, meaning almost all the energy you pay for is converted into heat. An older boiler — even one that's still technically working — might be running at 60–70% efficiency. That gap translates directly into higher gas bills every single month. If your boiler is approaching or past its twelfth birthday, it's worth getting a quote for a replacement even if it hasn't broken down yet. The energy savings alone often justify the switch within three to five years.

2. Your Energy Bills Are Creeping Up

If your gas usage has increased noticeably year-on-year — and you haven't changed your habits — your boiler is likely working harder to produce the same amount of heat. This is a classic sign of declining efficiency. Before assuming it's just energy price rises, compare your actual consumption (in kWh, not just the bill amount) over the past few years. A significant increase in consumption points to a boiler that's losing its edge.

3. It Needs Frequent Repairs

One repair every few years is normal. But if you're calling out an engineer two or three times in a single winter, you're throwing good money after bad. As a general rule, if the cost of repairs in a year exceeds a third of the cost of a new boiler, replacement is the more economical choice. A pilot light that keeps extinguishing is also a red flag, often pointing to a faulty thermocouple or gas valve. Either way, these are issues that warrant a full assessment of whether repair or replacement is the right path.

7. Spare Parts Are Difficult to Source

Manufacturers typically support their boiler models with spare parts for around 10 years after production ends. Once a model is discontinued and parts dry up, even a willing engineer can't fix it. If your engineer is telling you that parts are hard to find or on long lead times, that's a clear sign your boiler has reached the end of its serviceable life.
